The Rookie Realtor

Well, this week started a new chapter at Capital Homes Realty, our first Buyer Representative.  The role of a Buyer Rep is to deal with home buyers, show them homes, introduce them to the concept of purchase and ultimately negotiate an offer for them.  Its a fun job and a great opportunity to learn the ropes of the Real Estate market, something alot of rookie Realtors take for granted.  You really do need time and experience to understand the ins and outs of the Real Estate game. 

Up and Running…

Allyson was officially licensed on March 1st and as eager as she is to get a sale under her belt and make some money, she is also smart enough to realize it takes time and practice.  Little things like opening a lockbox, studying building materials and construction and how to show a home pale in comparison to the psychological aspect of home Buyers and offer preparation.  She’s young enough to enjoy Ottawa’s Real Estate market and should be a great fit to our team.

Training Schedules…

With Allyson we have set up a loose training schedule to help her learn the tools of Real Estate – MLXchange, Realtor Link, Geo Warehouse – and how to properly use them.  Drafting mock offers is a great way to study the range of conditions and different tricks to increase the chance an offer will be accepted…irrevocability, completion date, inclusions and exclusions and of course price.  I say a loose training schedule because the one thing you can’t train is how to deal with last minute requests from your clients as a result of a new listing or a home that they would like to see.  Its why we are in this business, to sell homes and make money, so when a client calls we need to listen. 

The Monopoloff…

Yes, my week can’t be filled with just work, so why not hold a Monopoloff.  This is the official launch of my Monopoly Tournament, on April 6th at the Hard Rock Cafe in Downtown Ottawa.  24 players, 2 divisions (Recreational and Competitive) with 6 bankers, each with their own banker, a silent auction, 50/50 draw, live music and lots of prizes.  All the money raised will be donated to the Children’s Hospital of Eastern Ontario.  I’ve got one month to recruit players and bankers, make the signage and rule sheet, find a good trophy and make this fundraiser a great success.  Visit our website for more details @ www.monopoloff.com and thank you for your continued support.
