No Rest for this Realtor

Happy Easter everyone!  This is the time of year that my kids just love…the house is filled with chocolate and inevitably they know that lots of new toys and clothes are coming their way on Sunday.  You see, my wife’s side of the family loves to spoil my kids.  My in-laws live 3 blocks away as Sherry (my Wife) also grew up in Carson Grove, only a couple blocks from me.   They always host these big events – Xmas, Easter, Thanksgiving, etc.  and as much as I try to hold the festivities at my rather large and comfortable house, they’ll insist the 12 of us (with my wifes Brother and his family, a Grandma and an Aunt) head over to their 1350 sq. ft. hi-ranch and squeeze in for the day.  I have to admit, as crowded as it is, you can really feel the love in that home…especially when the red wine starts to flow.  LOL.

What 4 Day Weekend?

One of the hardest part about being a Realtor is having to work when the people you’re working for are on vacation.  My clients will be able to pick and choose when they want to visit a home and it normally falls when they’re not working…which means I’m working evenings, weekends and holidays.  This weekend I’ve got showings on Friday (which will result in an offer and hours of emotional negotiating as per my last Blog post), Open Houses on Saturday and Sunday for my new listing on 556 Lakeridge and then more showings and a listing appointment on Monday.  All in all, I’ll work about 25 hours over the next four days so the fact my kids woke me up early this morning  is perfect.   I can get my day started by telling all of you about my upcoming weekend and preparing my notes and schedule for it. 

The Results of the Range

In my last Blog post I talked about two seperate clients who were both going through multiple offer situations…one as the Seller and one as the Buyer.  Again, both of them were quite emotional and we have finally found out the results. 

The Sellers of 40 Carwood, one of my listings, worked their ass off for a week getting their 1600 sq. ft. townhome ready for sale.  Staging, photos, feature sheets, an HD Video and 2 busy open houses later we finally sat down for offer neogtiations.  Listed at $319,750 we got 10 offers and sold the house for $340,000!  Needless to say the Vendors were happy. 

The Buyer of the other home, who was embroiled in an 8 way bidding war and stopped at a price of $326,500 (the semi-detached bungalow was listed for $299,900) found out the house sold for $327,059 – thats right, she ‘lost’ the home for $559.  Thats sucks.  But, she’s looking for a better home now and I’m certain she will find the right one soon.

The Monopoloff

Yes…my Monopoly tournament is only a week away and so far, its a great event!  We’ve got 10 players registered and expect about 5 or 6 more by the 28th.  I’ve got 4 bankers ready to help out, the score sheets complete (thanks to my beautiful Wife), a suite to the Bon Jovi concert to give away and I’ve designed the Monopoloff Monument – our trophy.   I can’t wait to see the outcome!  Visit our website now for last minute details…www.monopoloff.com
